As most of you know, I am a licensed Real Estate Broker and an employee of MBI Construction LLC. I specialize in new construction and do most of my business in Meriden.

MBI is bringing back a program which I would like to explain to you. We are willing to take your client’s house in trade for one of our newly constructed homes or a new home to be built on one of our lots. We have a new home listed in Meriden located at 292 Edgemark Acres currently priced at $375,000. I will use this home as an example to explain how the program works.

Your client must have a home, approved by MBI, which they would like to trade in for a new home.
I will come out and do a CMA on your client’s home.
The value of the home must come in at least 1/3 lower than the price of our listing. At $375,000, that would mean your client’s home cannot be worth more than $250,000.
From that price, MBI will subtract a 6% listing fee, which your client would have paid if they sold their home. MBI will also subtract a $1,000 administrative fee and local and state conveyance tax.
Once MBI purchases the home, we will go into the home and refurbish it to make it more saleable.
MBI will list the refurbished home with you and your broker at 6%. In exchange, MBI is asking that you and your broker waive your commission on the trade in.
Galleria Real Estate, LLC will agree to waive being paid a commission on the resale of your client’s trade-in.
MBI will pay the 3% buyer broker commission to you on your new home.
